The most expensive and most affordable districts in Monaco The most sought-after districts If you are looking to move to Monaco, you will certainly want to know which district will best suit your needs and budget. Despite its 2 square kilometres, prices vary rapidly from one part of the city to another, depending on demand and location. The most luxurious areas of Monaco Because of its prestige and historical value, the Monte-Carlo district is one of the most expensive areas in Monaco. Its luxury boutiques contribute to the prestige of this district, whose image is inseparable from that of the entire city. The Carré d'Or, home to the famous Casino de Monte-Carlo, is also worth a mention. In both these areas, prices per square metre start at €50,000 and can approach €100,000 for the most luxurious properties. The Larvotto district is also one of the most expensive areas of the city, mainly due to the scarcity of supply. Properties for sale here are rare and rental properties have impressive waiting lists. Located on the seafront, along Avenue Princesse Grâce, Larvotto has a high property value, not least because of the beach and famous restaurants. A square metre here generally costs between €70,000 and €90,000. The residential areas To the north-east of the city lies the Moneghetti district, one of the oldest in Monaco. This residential area is dotted with beautiful Belle Époque-style buildings, and offers fine views of the Rock and Port Hercule. The average price per square metre is €40,000. The Jardin Exotique, also residential, offers prices ranging from €35,000 per m² for older buildings to €50,000 for those with the best views. The Condamine shopping area features a famous market and a host of shops and terraces. Buildings dating back to the 18th century lend undeniable charm to this area, which is very popular with tourists, and the district saw the creation of a new residential complex in 2018, which has not been without impact on prices. Despite this, prices here remain fairly favourable compared with the rest of the city, with properties available at €40,000 per m² for some bourgeois buildings. Although Monaco is one of the most expensive cities in the world for property, prices can vary from one district to another. Historical districts are logically more expensive, but it is possible to rent a house or flat at more affordable prices in residential areas.
